Waters Edge 3, 2 bedrooms, is one of three new villas located in a quiet corner of Kalamar Bay. The property enjoy a magnificent waterfront setting. Waters Edge is a refreshing surprise to the Kalkan villa scene, the villas provides a strong sense of place and blends seamlessly with the surrounds.
Built in 2021, Waters Edge opened it’s doors to guests in April 2022. Hidden on the rugged hillside overlooking the glistening turquoise sea, this private house has a glorious seafront position with private bathing platforms to maximise the bay views.
Minimalist interiors are offset by authentic stone walls and the rooms throughout the house have sea facing walls of glass which imbibe the stunning surrounds. The villa is built over one floor and the main living area takes centre stage in the middle of the house. Here there is a fully-fitted kitchen, seating and dining area with yet more staggering views to sea.
Sleeping quarters are located either side of the open-plan-living area. The bedrooms are en-suite, one double and one twin, each room is beautifully decorated in a tasteful neutral palette and enjoys the benefit of access via glass sliding doors onto the pool terrace.
Outside, the sea-facing infinity swimming pool steals the show. The pool deck has all the creature comforts to ensure that loafing around never grows old and should the pool lose its glow, you can wander down to the private waterfront and take in the staggering seascape vistas.
Please kindly note that due to the location of the villa this property is not well suited to those with mobility issues and young children.

Waters Edge – 2 bedrooms
Access to Waters Edge 3 is via a wooden gate from the lane above. Here there is a parking area should you have a hire car. A cobbled path meanders around tiered gardens until you reach the entrance door (please kindly note that the entrance is steep therefore it is not well suited to young children or those with mobility issues.)
Ground Floor
The open plan living area is immaculately designed and enjoys floor to ceiling sliding glass doors that imbibe mouse and snake islands together with bay views. There is large sumptuous sofa to curl up with a good book or kick back and watch TV. There is also a well presented dining area should you wish to escape the intense peak season heat. The kitchen is sleek and stylish with everything you need to cater a culinary master piece.
At ether end of this space are two en-suite bedrooms; one double and one twin each has a neutral paired back interior and plenty of space for storage. Yet more floor to ceiling glass windows take in the staggering views of Mouse and Snake islands and there is even access onto the pool terrace.
Outside Space
Outside, the villa benefits from an infinity-edged pool with plenty of space to relax poolside on day beds or in the alfresco seating area. There is also a dining area on those evenings you wish to stay in and enjoy feasting under a canopy of stars.
Possibly, our favourite space in this property is the stunning private waterfront. Wander down to the water’s edge and enjoy refreshing cooling dips and perhaps a spot of snorkelling, then curl up on one of the day beds and listen to the rejuvenating sounds of the sea.
The pool can also be heated on a request basis and the price for this service for the 2025/ 2026 season is £350 per week.

The above prices for this villa, are based on an occupancy of up to 4 guests for a stay of 7 nights and include the following services;

- A complimentary 3GB eSIM for the lead guest—so you can get connected as soon as you arrive

Arrival dates are normally Saturday, Sunday or Monday for a 7 or 14 night duration, however, other arrival dates and odd durations may be possible. Please just call our friendly team on 01784 817720 or drop us a quick email, info@discerningcollection.com
Flights: We offer holidays with and without flights. Please do get in touch if you would like us to source your flights, we can do all the hard work in sourcing and booking them. We charge a small administration fee of £25 per person for this service (maximum £75 for group bookings of four or more).
The benefit of us booking your flights means that you are completely covered for all the services and your booking will be booked as a package holiday under our ATOL licence which means you have complete peace of mind.
Payments: To book a villa only we require a deposit of 30% with the balance due at least 10 weeks prior to arrival. To book a package including flights we will require the villa deposit of 30% plus any payment we make on your behalf for the flying costs. By sending us the deposit you agree to our terms and conditions. Unlike other operators we do not take a security/damage deposit unless the owner specifically requires it. However, should there be any accidental damage please advise our staff in resort prior to your departure. We do have the right to charge for any damage incurred and this will be applied prior to your departure from the villa.

Damages Deposit
You must ensure that the property is securely locked when not occupied during the holiday let. You must replace any breakages, damage or losses, and/or reimburse the property owner for such breakages, damage or losses as stipulated by the property owner or key holder. A £500 damage deposit is payable in cash on arrival to the maintenance company. Please report any damage to fixtures and fittings on arrival (within 24 hours). Assuming no damages this will be returned on departure.
Stay Connected – Complimentary eSIM
To make your stay even smoother, we’ve included a complimentary 3GB eSIM for the lead guest — so you can get connected from the moment you land. Whether you’d like to let loved ones know you’ve arrived safely, or access maps and recommendations on the go, this thoughtful addition is there to make your stay even more seamless. You’ll also have the option to top up if needed, with simple pay-as-you-go data plans available thereafter.
Arrival at Your Villa
A member of the villa management team will meet you at the property with the keys and show you around. All guests are required to be registered on arrival.
We also request this information ahead of arrival and recommend providing it prior to departure, so all formalities can be completed in advance for a smooth and seamless check-in.

Your villa will be cleaned prior to arrival, with fresh linen and towels provided.
For stays of 14 nights, a mid-stay clean is usually included. For 7-night stays, cleaning is not included, though additional housekeeping can be arranged in advance on request — please contact us for a quotation.
Pool Towels
Pool towels are provided for your stay.
Pool Cleaning and Maintenance
The pool and gardens will be maintained during your stay. This is usually carried out in the early morning, so you may occasionally notice staff on the property at this time.
Shopping
Available as part of our pre-departure concierge service, we can arrange for your villa to be stocked with groceries and essentials ahead of your arrival.
Simply share your list with us prior to travel and everything will be prepared for you. Additional deliveries during your stay can also be arranged if required.
