Completed in 2023 and joining our portfolio as a new addition for the 2026 season, The Olive House is a beautifully presented six-bedroom villa in the sought-after Kalamar area of Kalkan.
Occupying a commanding elevated position, the villa enjoys wide-reaching views across Kalamar Bay and out towards the islands, making its outlook one of its defining features. Approximately a 20-minute walk from the centre of Kalkan and a 10-minute downhill walk to the sea and nearby beach clubs, The Olive House offers a welcome sense of privacy while remaining well connected to the town. Owned by the Korsan family and maintained to a high standard, the villa has been thoughtfully designed to support relaxed villa living, with a flexible layout well suited to families, friends travelling together or multi-generational groups.

From the front gate, a flight of steps leads up to a private, walled courtyard garden that immediately sets the tone for the house. This area provides a distinctive alfresco living space, arranged with comfortable seating, an outdoor kitchen and bar, and a dining table positioned to take in the sea views. Table tennis is also located here, adding a sociable, informal element that works particularly well for mixed-age groups.
Inside, the villa opens into a large, airy open-plan living space and fully equipped kitchen, both oriented towards the pool terrace and the sea beyond. Wide glass doors draw the outside in, creating an easy flow between indoor and outdoor living areas. The swimming pool is irregular in shape and features a shallow platform for sunbathing, along with a separate jacuzzi from which to enjoy the view. Pool heating is available for the cooler months, payable locally. The surrounding terrace offers a variety of seating and sunbathing areas, allowing guests to spread out comfortably throughout the day.
Also on this level is an en-suite bedroom with doors opening directly onto the pool terrace, ideal for guests who prefer to stay close to the main living spaces.
Upstairs, three further en-suite bedrooms open onto a wraparound balcony, each enjoying uninterrupted sea views across Kalamar Bay. These rooms are well proportioned and simply styled, designed to make the most of their elevated setting.
A further flight of stairs leads to the roof terrace bedroom, complete with an en-suite bathroom featuring a freestanding bathtub and access to a generous rooftop terrace. This level offers a more secluded retreat within the house, with particularly fine views.
The sixth bedroom is accessed via a private, separate entrance from the main house and features its own en-suite bathroom and balcony with partial sea views. This configuration works especially well for extended family members, older teenagers or guests seeking a little more independence while remaining part of the group.

Ground Floor
Entering the villa, you step into a large, light-filled open-plan living and kitchen area, designed to frame the sea views beyond. The fully equipped kitchen and spacious sitting area open directly onto the pool terrace, creating an easy flow between indoor and outdoor living.
The swimming pool is irregular in shape and features a shallow platform for sunbathing, along with a separate jacuzzi where guests can sit back and enjoy the outlook. The surrounding terrace offers a variety of seating and sunbathing areas, allowing everyone to find their own corner to relax.

First Floor
The first floor is home to three further en-suite bedrooms. Each bedroom opens onto the wraparound balcony and enjoys uninterrupted sea views across the bay, making this level especially appealing for guests who value privacy alongside a strong connection to the setting.
Second Floor / Roof Terrace Level
A further flight of stairs leads to the roof terrace bedroom, which features an en-suite bathroom with a freestanding bathtub. This level opens onto a large rooftop terrace, offering elevated views and a more secluded atmosphere – an ideal retreat within the house.

If you have a late flight then it may be possible to extend your time at the villa (depending on when the next guests are arriving) alternatively we can arrange for you to have lunch/dinner at one of our hotels and use the facilities during the afternoon.
Please note that, as the villa is designed across multiple levels and features numerous staircases, it may not be the most suitable choice for guests with limited mobility. We recommend considering this when planning your stay to ensure a comfortable experience.

Flights –Please do get in touch if you would like us to source your flights, we can do all the hard work in sourcing and booking them. We do charge a small admin fee of £10 per person for doing this on your behalf .
The benefit of us booking your flights means that you are completely covered for all the services booked within the holiday package under our ATOL licence which means you have complete peace of mind. We will then check you in and send you all the necessary documents, you have nothing to do, except pack and look forward to your holiday!
Payments: To book a villa only we require a deposit of 30% with the balance due at least 10 weeks prior to arrival. To book a package including flights we will require the villa deposit of 30% plus any payment we make on your behalf for the flying costs. By sending us the deposit you agree to our terms and conditions. Unlike other operators we do not take a security/damage deposit unless the owner specifically requires it. However, should there be any accidental damage please advise our staff in resort prior to your departure. We do have the right to charge for any damage incurred and this will be applied prior to your departure from the villa.

Useful Information
Damages Deposit
You must ensure that the property is securely locked when not occupied during the holiday let. You must replace any breakages, damage or losses, and/or reimburse the property owner for such breakages, damage or losses as stipulated by the property owner or key holder. A £500 damage deposit is payable in cash on arrival to the maintenance company. Please report any damage to fixtures and fittings on arrival (within 24 hours). Assuming no damages this will be returned on departure.
Arrival at Villa
A member of the villa management team will meet you at the villa with the keys and show you around. All guests have to be registered on arrival, a member of our team will need to take these from you on arrival but will do this as quickly as possible.

To make your stay even smoother, we’ve included a complimentary 3GB eSIM for the lead guest—so you can get connected from the moment you land. Whether you’d like to reach out to our local team, let loved ones know you’ve arrived safely, or access maps and recommendations on the go, this thoughtful addition is there to make your stay even more seamless. You’ll also have the option to top up if needed, with simple pay-as-you-go data plans available thereafter.

Meze Box on Arrival
We are delighted to arrange a Korsan Meze box on arrival at a supplement of £16 per person. Arrive to a beautifully curated meze box filled with freshly prepared seasonal dishes and homemade bread, ready to enjoy as soon as you arrive. Perfect for a relaxed first meal, it’s the ideal way to settle in and enjoy a taste of Kalkan after a day of travel.
Hosts in Resort
A member of our overseas team will arrange to visit you the day after your arrival and will be on hand during your stay should you need them. We will send you their contact details just before you depart so you can contact them via WhatsAPP if you need to before they visit you.
Standard Cleaning
The villa will be cleaned on arrival and fresh linen and bathroom towels provided. The villas then normally have a mid holiday clean (if staying for 14 days), but not for 7 days holidays.
There is no daily cleaning, if you would like a full housekeeping service then please contact us and we can advise of additional costs.
Pool Towels
These will be provided for you, in addition all Discerning Collection guests will receive a complimentary Turkish towel (pestemal).
Pool Cleaning and Maintenance
The pool will be cleaned during your stay, normally the cleaning staff come early in the morning so don’t be alarmed to see someone in the gardens at the crack of dawn! If you have any queries with respect to the pool or garden maintenance during your stay please contact one of our team (you will be given all these numbers on arrival).
Shopping
We can arrange for any shopping to be in your villa on arrival and is payable locally. Please send us a list of what you would like and we will arrange our local supermarket to deliver this to your villa. During your stay it is also possible to arrange deliveries to your villa.
Children
Cots, highchairs and car seats for car hire and transfers can also be arranged, as well as baby bundles, please contact us for more information. Please note that we require you to pack your own linen for the cots.
Car Hire
As car hire is not included in the price of your holiday, and you would like to rent one for any part of your stay, we are happy to pre-book this for you.
In Villa Catering
While each of our villas features a fully equipped kitchen, we know that not everyone comes to Kalkan to cook. Whether you’re in the mood for a relaxed barbecue, a freshly prepared lunch, or an elegant evening meal with a private chef — you won’t have to lift a finger if you’d rather not.
We can help you arrange everything from arrival fridge-fillers to full in-villa catering, with delicious dishes created just for you. Menus and ideas are available on request, and we’ll be delighted to connect you with the experts who will curate something truly memorable.

Transfers
There are so many villas now and so many transfer companies, it can be confusing! If you book your transfers with us then we will ensure all our staff know the exact location of your villa and you also have the advantage that our staff in resort will be able to help with any queries in relation to your transfer.
Beach Clubs
For a relaxing day by the sea, whether you simply want to soak up the rays, try your hand at some water sports, or stop by for lunch, we will be delighted to provide plenty of recommendations upon booking.
