We are delighted that the hotel was refreshed for the summer 2023 season, with improved spaces, renewed rooms, new and enhanced dining areas.
All of the light, airy and incredibly spacious rooms and suites offer unrivalled sea views and have a large balcony or terrace, a superb spot to sit and watch the sun go down over the deep blue Mediterranean.
Likya Residence has a large inviting swimming pool surrounded by comfy sun loungers and a gorgeous second infinity pool with glorious views. There is a convivial bar and a very discerning terrace restaurant with a wide menu of delicious Turkish and Mediterranean cuisine — a fabulous spot to marvel at the stunning views over Kalkan and out to sea. This excellent restaurant, run by the brilliant Muhammet, is probably one of the best, if not the best in Kalkan. New for Summer 2026, Loka is a relaxed wood-fired kitchen set within the grounds of Likya Residence. Open from the afternoon into the evening, it serves succulent grilled meats, freshly baked Turkish pides and a range of wines, beers and soft drinks. Rooted in Turkey’s enduring ocakbaşı dining tradition, it celebrates simple, flavourful cuisine with stunning sea views.
Given the excellent relationship we have with the Likya residence since its inception, all the first and second floor rooms are allocated to the Discerning Collection.
The service is superb; charming yet unobtrusive and the staff will be happy to do what they can to make your holiday extra special. Managed by Huseyin, the hotel has the highest repeat guest percentage in our portfolio and a stay here is a truly unforgettable experience.

The Likya Residence also boasts a fantastic restaurant, run expertly by the ever popular Muhammet, serving contemporary Turkish cuisine. It also has stunning views over Kalkan and out to sea. The hotel has a large free-form swimming pool which is very much the focal point and place to gather. The pool terrace is has wooden sun loungers dotted at various intervals and a pin-drop atmosphere, idea for unwinding. The superbly appointed bar is a focal point for most guests in the early evening prior to their customary walk into Kalkan for supper and late evening shopping.
There is a separate breakfast area which offers a plentiful buffet of delicious Turkish fare, such as fresh fruit, breads, cereals, yoghurt and even a chef on hand to prepare eggs, anyway you like.

106 is certainly one of the most popular rooms at the Likya Residence, double bedded with dual aspect views out to sea and over Kalkan, and large glass doors leading out onto a fabulous, incredibly large terrace with sunbeds, table, and chairs. 100 is another favourite, with double bed and terrace with sea views but also with direct access from their terrace into the upstairs infinity pool.

Master Deluxe Suites 401, 402 and Owners suite
Both 401 and 402 have en-suite shower rooms, Jacuzzi bathtub in the bedroom, and stunning sea views out over Kalkan from the terraces.
The Owner’s Suite is a large suite on the 1st floor, with a round double bed, en-suite shower room and dressing area. It has a large terrace with private access to the decked sun terrace.

Likya Retreat Annexe Standard Sea View Room
There are four beautifully presented standard sea view rooms each of which are a good size and afford glorious views across the bay and out to sea. These rooms are situated in a separate building a short stroll from the main hotel. there are a number of steps to reach the ground floor and then naturally more as you go up the floors and there is no working lift.
Each room enjoys bright and airy interiors, designed to imbibe the stunning seascape views. Each of the standard rooms afford furnished balconies.
There are four rooms in this category; 503 and 502 on the second floor and 504 and 505 on the third floor.

Likya Retreat Annexe Penthouse Jacuzzi Suite
The Penthouse Jacuzzi Suite, 506, has arguably the best position in the Likya Retreat Annexe. Perched on the top floor of the building, this suite is beautiful decorated in soothing neutral tones a combination of bright white and dusty greys. Inside is a comfortable large double bed and a spacious separate en suite bathroom with Shower W/C as we as his and hers wash basins.
Outside this suite enjoys an extremely large balcony with jacuzzi bath, as well as a comfortable alfresco seating area and day beds.

What is Likya Residence in Kalkan?
Likya Residence is a 34-room boutique hotel overlooking Kalkan Bay, known for its exceptional sea views, spacious rooms and suites, two swimming pools, excellent dining and remarkably loyal following of returning guests. The hotel operates predominantly as an adults-only retreat, with a family-friendly period during July and August.
Set above the western side of Kalkan Bay, it combines a peaceful resort-style setting with the freedom to walk into Kalkan in around 15 minutes. Breakfast and complimentary access to nearby Yali Beach Club are also included for Discerning Collection guests.
Why is Likya Residence so popular with returning guests?
Likya Residence has one of the highest repeat-guest rates in the Discerning Collection portfolio, and many guests return at a similar time each year, reconnecting with friends they’ve made during previous stays.

Is Likya Residence an adults-only hotel?
Likya Residence operates as an adults-only hotel for most of the season, but becomes family-friendly during the main summer school-holiday period.
For both 2026 and 2027, children under 16 are welcome from 1 July until 31 August. Outside these dates, the hotel returns to its adults-only format.

Is Likya Residence suitable for families?
Yes, but only during its designated family-friendly period. Children under 16 are welcome between 1 July and 31 August in 2026 and 2027.
A camp bed can be added to many rooms for a child during this period, subject to the individual room configuration and maximum occupancy. We recommend speaking to our team before booking so we can advise on the most suitable room.
Outside the family-friendly summer period, Likya Residence operates as an adults-only hotel.
Does every room at Likya Residence have a sea view?
Yes. Every room and suite at Likya Residence enjoys a sea view, which is one of the hotel’s great strengths.
Its elevated position provides beautiful outlooks across Kalkan Bay and the Mediterranean, while rooms have either a furnished balcony or terrace from which to enjoy the setting.
The precise aspect, floor, terrace size and perspective vary between individual rooms, so if the view or outside space is particularly important to you, speak to our team about requesting a specific room.
What room types are available at Likya Residence?
Likya Residence offers several accommodation styles, including Deluxe Rooms on the first floor, Deluxe Rooms on the second and third floors, Deluxe Rooms 100 and 106, Master Deluxe Suites, the Owner’s Suite and accommodation within the separate Likya Retreat Annexe.

Can I choose a specific room number at Likya Residence?
We can request a specific room number for Discerning Collection guests, subject to availability and confirmation.
This can be particularly useful at Likya Residence because individual rooms have different positions, terraces and features. For example, Room 100 has direct access from its terrace to the upper infinity pool, while Room 106 is particularly popular for its large terrace and dual-aspect views.

Does Likya Residence have two swimming pools?
Yes. Likya Residence has two outdoor swimming pools, and hotel guests are welcome to use either.
The large free-form pool is very much a focal point of the hotel, surrounded by loungers and places to settle in for the day. A second infinity pool takes advantage of the hotel’s elevated position and beautiful views across Kalkan Bay.
Neither swimming pool is heated.
Is breakfast included at Likya Residence?
Yes. Breakfast is included for Discerning Collection guests staying at Likya Residence.
A generous Turkish-style breakfast buffet is served each morning, typically including fresh fruit, breads, cereals, yoghurt and other breakfast favourites, alongside a chef preparing eggs to order.
If you have allergies, intolerances or other dietary requirements, please let us know before travelling so the hotel can make the appropriate arrangements.
Is Likya Residence good for food?
Very much so. Dining is one of the reasons many of our guests return to Likya Residence year after year.
The hotel’s main restaurant offers refined à la carte Turkish and Mediterranean dining accompanied by spectacular views across Kalkan Bay. Service is a significant part of the experience too, with Muhammet and his team developing a particularly loyal following amongst returning guests.
We consider it one of Kalkan’s standout hotel restaurants, somewhere worth dining even when you have the whole of Kalkan’s restaurant scene on your doorstep. The restaurant also welcomes non-residents.
What is Loka at Likya Residence?
Loka is the hotel’s more relaxed wood-fired dining concept, set within the grounds of Likya Residence.
Introduced for summer 2026, it offers a different style of dining from the hotel’s main restaurant, with grilled meats, freshly baked Turkish pide and drinks served from the afternoon into the evening. Its inspiration comes from Turkey’s traditional ocakbaşı style of cooking, centred around fire, good ingredients and sociable dining.
Loka is available to hotel guests and outside visitors, with food and drinks charged separately.
Does Likya Residence have its own beach?
Likya Residence does not have a conventional sandy beach directly within the hotel grounds. Instead, Discerning Collection guests receive complimentary access to nearby Yali Beach Club, approximately five minutes away on foot.
This is very typical of Kalkan, where some of the best swimming is enjoyed from waterfront beach clubs built into the rocky coastline rather than from traditional beaches.
Is Yali Beach Club included for Likya Residence guests?
Yes. Complimentary access to Yali Beach Club is included for Discerning Collection guests staying at Likya Residence.
Daybeds, parasols and beach towels are included, while food and drinks can be ordered separately with waiter service to your daybed.
The beach club is approximately a five-minute walk from the hotel. It is a steep downhill walk, followed by steps on arrival, so guests with mobility concerns should speak to us before travelling.
What is Yali Beach Club like?
Yali is a wonderfully atmospheric cliffside beach club, tiered into Kalkan’s rocky coastline with platforms and daybeds positioned amongst the carved rock.
Rather than walking onto a sandy beach, guests swim directly in the Mediterranean using ladders from the waterfront platforms. Daybeds, parasols and towels are provided for Discerning Collection guests, and waiter service means drinks and refreshments can be brought directly to where you’re relaxing.
It is a lovely complement to the hotel’s swimming pools and gives you an entirely different way to spend a day beside the water.
How far is Likya Residence from Kalkan Old Town and harbour?
Likya Residence is approximately a 15-minute walk from central Kalkan and its harbour.
There are several possible routes into town, including routes through the area around Likya Pavilion and Asfiya Sea View, as well as a newer lane. The journey into Kalkan is predominantly downhill and straightforward, although parts can be steep.
Our practical advice? Comfortable footwear rather than stilettos. Kalkan is hilly, and that’s part of its character.
Do I need to hire a car at Likya Residence?
No. You don’t need a hire car for an ordinary holiday at Likya Residence.
Kalkan’s Old Town, harbour, restaurants, shops and bars can be reached on foot in around 15 minutes, while Yali Beach Club is approximately five minutes away downhill.
If you’d like to explore farther afield, perhaps Patara, Xanthos, Saklıkent or more of the Lycian Coast, we can arrange car hire, private excursions or other transport separately.
Is Likya Residence suitable for guests with limited mobility?
Likya Residence has a lift within the main hotel, which makes some accommodation more accessible than at many of Kalkan’s smaller hillside properties.
However, Kalkan itself is hilly, and the walk to Yali Beach Club involves a steep descent and steps. The separate Likya Retreat Annexe also involves a number of steps and does not currently have a working lift.
If mobility is a consideration, please speak to us before booking. We know the individual rooms and hotel layout and can help request accommodation in the most appropriate position.
Does Likya Residence have double and twin rooms?
Yes. Some rooms at Likya Residence are available with double beds and others can accommodate twin beds, depending on the individual room.
During the hotel’s family-friendly period, a camp bed can also be accommodated in many rooms for a child, subject to the individual room and occupancy restrictions.

Does Likya Residence have a spa?
Likya Residence has spa and treatment facilities, but the availability and extent of spa services can vary between seasons.
For that reason, we don’t recommend choosing the hotel specifically on the expectation of a full-service spa programme. If treatments are important to your holiday, please ask us about the current arrangements when booking and we’ll confirm what is available for your travel dates.
Can I book Likya Residence with flights and airport transfers?
Yes. Discerning Collection offers considerable flexibility when booking Likya Residence. We can arrange a flight-inclusive package or accommodation without flights, depending on how you prefer to travel.
Our advertised hotel prices include accommodation, breakfast and return transfers from Dalaman Airport, alongside our pre-departure concierge service. If we arrange your flights as part of the package, the holiday is booked under our ATOL licence for the applicable financial protection.
Accommodation-only arrangements are also available.
How far is Likya Residence from Dalaman Airport?
Dalaman Airport is approximately 1½ hours by road from Likya Residence, depending on traffic and road conditions.
Return Dalaman Airport transfers are included within Discerning Collection’s advertised hotel arrangements, so you don’t need to organise the journey between the airport and Kalkan separately.
Do I have to stay at Likya Residence for 7 or 14 nights?
No. Although we advertise 7- and 14-night stays because these are the durations many guests choose, Likya Residence can be booked for flexible durations, subject to availability. The live DC pricing information also confirms that different lengths of stay can be arranged.
You can also arrive on different days of the week. If you have a favourite room number, however, some flexibility with your dates can help because the most popular rooms are often reserved well in advance.
Can I combine Likya Residence with another destination in Turkey?
Absolutely. Likya Residence works very well as part of a tailor-made multi-centre holiday in Turkey.
You might combine Kalkan with Kaş, Göcek, Fethiye, Bodrum or the quieter Bozburun and Datça peninsulas, or add a few days in Istanbul or Cappadocia. Discerning Collection can arrange the accommodation and logistics between destinations, including transfers, car hire or domestic flights where appropriate.
Neither is inherently better; it depends on how you like to holiday. And because we know both properties intimately, we can help you decide which will suit you best.
