Once a simple guesthouse, the Likya Gardens Hotel has been thoughtfully transformed into a charming beachfront boutique hotel comprising just 12 spacious suites, two 2-bedroom villas and two 3-bedroom villas.
Likya Gardens surveys the Bay of Kalkan and looks out across the inky waters to Hotel Villa Mahal on the far side of the bay. Its peaceful waterfront setting is ideal for couples seeking privacy and tranquillity, while the collection of villas also makes it a wonderful choice for families and groups of friends. It is also one of our favourite hideaways for honeymoons in Kalkan, combining a tranquil seafront setting, private pools and wonderfully relaxed beachside living.
Likya Gardens and the Likya Beach Club welcome a small number of guests, creating a relaxed and intimate atmosphere. Service is warm, attentive and genuinely personal, with a team who take great pride in looking after their guests while allowing them the space and privacy to enjoy their holiday at their own pace.
Boasting one of Kalkan’s finest waterfront locations, this boutique property is reached via a quiet lane leading to the town’s westerly shore. It enjoys a wonderfully secluded position overlooking the Mediterranean, yet it is still possible to stroll into the heart of Kalkan. The hotel is spread across the hillside, offering guests the opportunity to unwind either beside their private pool or at the water’s edge, where attentive yet unobtrusive service complements the wonderfully relaxed atmosphere.
All but six rooms have their own private swimming pool. The four beautifully designed villas, each with its own private swimming pool, continue to be among the hotel’s most sought-after accommodation. The two three-bedroom villas also feature an indoor swimming pool and private sauna, making them an excellent choice for families or friends travelling together. Built over two floors, with the bedrooms situated on the first floor, the villas offer generous living space and a wonderfully relaxed beachside atmosphere. In addition, there are four Deluxe Pool Rooms nestled within the gardens, each with its own private plunge pool and delightful sea views. All accommodation is spacious, light and airy, with a wonderfully laid-back feel.
The original building is home to the Comfort Suites, Waterfront Suites, Penthouse Jacuzzi Suite and Signature Pool Suite. The Comfort Suites, Waterfront Suites and Penthouse Jacuzzi Suite each enjoy a private balcony overlooking the bay and complimentary use of the hotel’s private waterfront and bathing platforms, whilst the Signature Pool Suite opens directly onto its own private pool terrace. For the 2026 season, all accommodation within the main building has been thoughtfully renewed in a contemporary, pared-back bohemian style featuring soft neutral tones, natural textures and understated finishes. The Penthouse Jacuzzi Suite continues to enjoy its spectacular rooftop jacuzzi in a wonderfully private setting, whilst the Signature Pool Suite remains a firm favourite with our regular guests thanks to its unique wraparound private pool and exceptional sea views.

Breakfast is served in a shaded area at the Likya Beach Club. Subject to occupancy levels, guests can enjoy either a generous Mediterranean buffet breakfast or a traditional Turkish plated breakfast. Light lunches and refreshments are also available throughout the day at the hotel’s private waterfront beach club. A short stroll along the coastal road leads into Kalkan itself, where guests will find a plethora of wonderful rooftop restaurants, harbour dining spots and lively cafés. Alternatively, both the Likya Residence and Asfiya Sea View hotels are located close by and are well known locally for their excellent dining.
Pretty steps lead down from the Likya Gardens terrace to the waterfront below, where there are private cabanas, one for each of the villas, to enjoy the beachfront in utter seclusion. Inspired by the Caribbean, they create a relaxed, bohemian beachside atmosphere that is instantly calming. The whitewashed timber cabanas are individually styled, each with its own sun loungers and, of course, magnificent views across the Mediterranean.
The waterfront beach club offers easy access to the sea with sun loungers, diving platforms and parasols dotted along the shoreline. Towel and waiter service is available throughout the day, with light refreshments, snacks and cooling drinks served directly to your sunbed or private cabana.

Breakfast is served each morning on the terrace beneath the shade of a pergola, overlooking the beautiful Bay of Kalkan. Subject to occupancy levels, guests can enjoy either a generous Turkish and Mediterranean buffet breakfast or a traditional Turkish plated breakfast, accompanied by daily specials and freshly prepared eggs, omelettes and pancakes cooked to order.
The Likya Beach Club and Private Cabanas- Complimentary Access
A newly-created private beach club operates exclusively for use of the guests residing at The Likya Gardens and The Likya Pavilion. Accessed from The Likya Gardens, a single path leads through a maze of whitewashed timber alleys built into the cliff face down towards the beach club below. Stylish decking extends across the water’s edge and there is direct access to the sea for wonderful snorkelling and swimming, while wooden loungers, neutral parasols and quirky diving platforms are scattered at intervals.
Guests in the villas enjoy a private, beachside cabana to soak up the sea in utter privacy. Caribbean-inspired, the wooden cabanas are individually decorated with whitewashed surfaces. Each has loungers and open views onto the glorious expanse of Mediterranean.
The Likya Beach Club has a relaxed waterfront restaurant serving light bites, Mediterranean dishes and drinks throughout the day (the beach club closes during the evening). Thereafter for dinner, guests can enjoy nearby restaurants including the well-regarded Likya Residence and Asfiya Sea View Hotel, or alternatively stroll into the charming village of Kalkan, renowned for its superb waterside restaurants and elegant rooftop terraces.
The Adda Boat
Board an elegant, grey-hulled motor cruiser from Kalkan harbour and enjoy a wonderfully relaxed day at sea, meandering along the majestic coastline and beyond. Throughout the day, the Adda boat glides from secluded cove to tranquil bay, with plenty of opportunities to swim in the crystal-clear waters.
This is a fully catered experience, with a Turkish feast of seasonal dishes served on board. Lunch is a generous selection of freshly prepared meze, accompanied by your choice of fish, chicken or köfte.
To ensure a relaxed and spacious experience, guest numbers are limited to just eight.

There are three beautiful rooms in the Comfort Suites Category. Two of which are situated on the first and second floors at the rear of the main building, the third is on the top floor of the main building. Each suite is individually styled, comfortable and spacious, with double bed and en-suite bathroom. All have a balcony with views across the bay of Kalkan. The Letoon Comfort Suite is particularly special, featuring a private terrace with a fillable jacuzzi and a freestanding bath, providing an indulgent setting in which to relax and soak up the magnificent views across the bay.

The Penthouse Jacuzzi Suite Simena, is located at the highest point of the hotel and is set over two floors. Entrance is onto a small quirky sitting area, large glass doors open onto a rooftop jacuzzi terrace with decked platform. Inside, a staircase leads to the double bedroom complete with en-suite shower and w/c.

The Penthouse jacuzzi suite provides guests with plenty of privacy and quite simply the most staggering sea views over the bat. Whilst the Jacuzzi isn’t quite a pool, it is ideal for a cooling dip with a cocktail or two.

The four new deluxe pool suites are bright and airy with en-suite bathrooms. Large floor-to-ceiling glass doors open onto a private terraces, complete with plunge pool and magnificent views out to sea and across the bay.

The Garden Pool Suite Limyra is surrounded by dense foliage and colourful gardens and enjoys sweeping views across the bay of Kalkan and also benefits from a good-size sea facing infinity pool. Decorated in crisp, neutral tones with contemporary fixtures and fittings and a smattering of artefacts throughout, the Garden Pool Suites is ideal for those who relish inside-outside living. Step out through floor-to-ceiling sliding windows into your very own private pool and terrace, ideal for spending lazy days imbibing the sea views.

The Signature Pool Suite, Patara is a wonderfully spacious suite. The suite opens directly onto an expansive terrace, where a generous swimming pool wraps around two sides of this unique corner suite, creating an exceptional indoor-outdoor living space. Guests can relax on the surrounding sun deck, or indulge in the rather unexpected luxury of a bath beneath the open sky.
Inside, the beautifully appointed bathroom has been thoughtfully designed with a large open-plan walk-in shower featuring two rainfall showerheads, twin washbasins and a separate enclosed WC, creating a luxurious space that’s perfect for two.

Arycanda and Sidyma - 3 bedroom villas with private pool
The stunning Arycanda and Sidyma are two brand new and spacious villas located adjacent to the water’s edge in a quiet corner of Kalkan bay. These private residences boast three beautiful en-suite bedrooms, a large and contemporary open plan living space including kitchenette, dining space and sitting room all of which are tastefully decorated in neutral tones. Large glass doors imbibe the swimming pool and surrounding serene gardens. Outside, the pool deck and alfresco living space provides plenty of space to relax and bask under sunny Turkish skies. Inside other villa highlights include; an indoor swimming pool, hammam and sauna.
